Regional Property Manager TI Asset Management – Atlanta, GA (Preferred)

TI Asset Management, a leading national property management company, is seeking an experienced and dynamic Regional Property Manager to join our senior leadership team. This strategic role oversees a multi-site portfolio, driving operational excellence, financial performance, and exceptional resident experiences across Georgia.

About the Role As Regional Property Manager, you will provide hands-on leadership to on-site teams, ensuring properties consistently meet or exceed occupancy, revenue, and NOI targets. This is a high-impact position for a proven leader who thrives in a fast-paced environment and excels at building high-performing teams across multiple locations.

Key Responsibilities

  • Develop and implement strategic marketing, leasing, and operational plans to maximize revenue, occupancy, and asset value
  • Conduct regular property inspections to ensure compliance, curb appeal, and operational standards are maintained
  • Monitor financial performance (P&L, variance reports, capital expenditures) and drive corrective actions to meet budget goals
  • Perform market surveys to establish competitive rental rates, concessions, and positioning
  • Prepare, present, and execute annual operating budgets and capital improvement plans for ownership and executive leadership
  • Ensure consistent application of company policies, procedures, and fair housing regulations
  • Review and approve resident applications, leases, vendor contracts, non-budgeted expenditures, and staffing decisions
  • Deliver ongoing coaching, training, and performance management for on-site managers and leasing teams
  • Collaborate with Human Resources on talent acquisition, progressive discipline, and terminations
  • Foster a culture of accountability, professionalism, and resident satisfaction

Qualifications

  • Bachelor’s degree preferred; equivalent professional experience considered
  • 5+ years of progressive multi-site property management experience (conventional multifamily required)
  • Proven track record of achieving occupancy and financial targets across a regional portfolio
  • Advanced financial acumen with expertise in budget preparation, variance analysis, and capital planning
  • Exceptional leadership, communication, and team development skills
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook) and property management software (AppFolio, or similar)
  • Ability to travel throughout Georgia as needed
  • CAPS, CPM, or equivalent industry designation strongly preferred
